Energy-Efficient Windows and Low-E Glass
Most of what a Plano house gains in August arrives through glass that was clear the day it went in. Production builders here ordered uncoated dual-pane units well into the 1990s, and whole streets are still looking through them.

Vinyl Replacement Windows
Vinyl is what most of Plano is actually buying, and on a street of thirty houses carrying the same builder trim colour that is not a compromise. It is the condition the architectural review authority has already approved thirty times over.

Pultruded Fiberglass Windows
Pultruded fiberglass earns its premium in one situation here more than any other, and it is worth naming plainly: when the declaration specifies an exterior colour no vinyl extruder offers, and the committee will not move on it. Fiberglass lineals are pulled from glass strand and resin, so the frame expands at close to the same rate as the glass it holds.

Clad-Wood Windows
Clad wood is over-specified for most of this city and we will usually talk you out of it. There are exactly two places it is genuinely right, and both of them sit outside the production tracts that make up the bulk of Plano.

Aluminum Windows and Thermal Breaks
Read this one as an argument against buying what it describes. Residential aluminum is precisely the product failing across Plano right now, and putting fresh aluminum back into a Collin County house is usually wrong even when the paperwork appears to ask for it.

Double-Hung and Single-Hung Windows
The double-hung sits in the architectural review authority's blind spot, and on a Plano street of near-identical elevations built to one set of drawings, that blind spot turns out to matter far more than any brochure feature does. Almost every production plan built here through the boom used single-hungs.

Casement and Awning Windows
Casements are rare in Plano's production stock, and that scarcity is the whole reason this page reads the way it does. On a street where every elevation was drawn once and built forty times, the unusual window is the one that draws a letter.

Horizontal Sliding Windows
The horizontal slider is the default opening in Plano's housing stock, which means it is also the default failure. Aluminum frame, one interlock, a track that has silted up for thirty years, and a lock that stopped meeting somewhere around 2010.

Bay and Bow Window Assemblies
The breakfast-nook bay is a signature of Plano's late-boom plans, and it is the one window on the house where replacement is a framing job before it is a glazing job. Ignore that order and you find out in year two, as a sag in the seat board.

Picture and Architectural Glass
The two-storey entry is where a Plano elevation makes its argument, and it is also where the recorded declaration is most specific. Half-round transoms, octagons, arched fixed lites over the front door: these are the units a committee actually looks at.

Egress Windows and Bedroom Openings
There is a trap in replacing bedroom windows in this city, and it catches careful people. A like-for-like replacement can take a legal bedroom below the egress minimum, because the new frame is thicker than the one it replaced and nobody thought to measure what was left.

Impact and Laminated Glass
We sell laminated glass in Plano and we are careful about why. The hurricane framing that surrounds this product on the Texas coast does not apply here, and buying it for the reasons a coastal homeowner buys it is buying the wrong thing.

Patio Sliding Doors
The back of the house is where a Plano homeowner actually has room to move. Most declarations recorded on these subdivisions spend their language on what faces the street, and comparatively little on what faces the fence.

French Doors
Swapping a rear slider for a french pair is the most common door change we make in this city, and the reason is structural convenience. A six-foot slider rough opening takes a six-foot french pair with almost no framing change at all.

Entry Doors and Sidelites
The front door is the most closely read element on a covenanted Plano elevation. On many streets the declaration names the acceptable colours outright, and the door faces the road with nothing in front of it.

Window Screens and Solar Screens
Screens look like the smallest decision on the estimate and, on a covenanted street, they occasionally turn out to be the one that goes to a hearing. The order of operations here is unusual, so it is worth setting out plainly.

Glass Repair and Insulated Glass Units
This is the page that explains why so many Plano houses look like they need windows and do not. If the frame is sound, the sealed glass unit inside it can be replaced on its own, and that changes nothing anyone outside the lot can see.

Commercial Storefront Glass
Plano's office and retail stock has the same generational problem as its houses and a different set of rules around it. Business-park lots here carry their own recorded covenants and design review, and the aluminum in them dates from a narrow band of years either side of the office build-out.
Plano Window Replacement installs replacement windows, patio doors and entry doors across Plano, Texas, in welded vinyl, pultruded fiberglass, clad wood and thermally broken aluminum. We fit double-hung, casement, awning, sliding, bay, bow and fixed architectural units, and we re-glaze failed insulating glass wherever the frame holding it still has service left in it.
Almost all of this city went up inside one long push. Plano held 17,872 people at the 1970 census and 222,030 by 2000, which means street after street carries the same builder-grade dual-pane units, ordered from the same suppliers in the same seasons, arriving at the end of their seal life on very close to the same schedule.
Those same streets sit under recorded declarations that fix frame colour, grid pattern and sometimes glass tint, so replacing a window here is a specification problem before it is a shopping problem. We read the declaration, prepare the architectural submittal, pull the City of Plano permit, and set every unit on a sloped sill pan with the flashing lapped in the order it should have been thirty years ago.
What Plano Customers Say
Our committee had already turned down one contractor's paperwork. These guys came back with the elevation photo, the finish sample and the exact clause from our declaration stapled together, and it went through at the next meeting without a single question.
I called about replacing eleven windows and was told to replace the glass in nine of them and leave the frames alone. Cost me about a third of what I had budgeted. I have not had a foggy pane since.
They caught that the bedroom window our previous quote called for would have put the clear opening under the egress minimum. Nobody else who came out even measured it. We went full-frame instead and the inspector signed it off first time.
Straight answers about what the glass coating would and would not do, and no pressure about the frame upgrade I asked about and did not need. The west bedroom is a different room in the afternoon now.
Why Plano Chooses Plano Window Replacement
- ✓We read the declaration recorded on your lot before we quote, because it constrains the product more than your budget does.
- ✓We prepare the architectural submittal ourselves: elevation photograph, data sheet, NFRC label and finish sample in one package.
- ✓We measure net clear opening on every bedroom window, so a like-for-like replacement cannot quietly drop a room below egress.
- ✓We re-glaze sound frames instead of replacing them, which costs less and needs no committee approval at all.
- ✓We specify to the 2015 IECC climate zone 3 numbers and hand you the NFRC label rather than a brochure.
- ✓We template every radius and arched unit in the wall, because three decades of movement on this clay has shifted them.
About Plano Window Replacement in Plano, TX
Plano Window Replacement is a glazing contractor working Plano and the surrounding Collin, Dallas, Denton and Rockwall County suburbs. We do one thing: windows, doors and the glass in them, residential and commercial. That includes full-frame and insert replacement, sealed unit re-glazing, sash and balance repair, patio and entry doors, screens, and storefront work in the business parks.
The work here has a shape that is specific to this city. Plano built out through a compressed window of production housing, so an enormous number of houses carry the same units of the same vintage failing on the same schedule, and nearly all of them sit under a recorded declaration that constrains what the replacement may look like. Knowing the product and knowing the paperwork are the same skill in this market.
There are jobs we will tell you not to give us. If your frames are sound and only the sealed units have failed, buy glass rather than windows. If your house is inside a builder warranty period, make the claim before you call a contractor. If the only complaint about your patio door is that it drags, buy rollers and a track cap. We would rather do the small job well than sell the large one.
How It Works
- 1
Find out what the declaration actually says
We ask for the declaration recorded on your lot and any architectural guidelines the association has published. Most of the constraint on this project is in those documents, and reading them first is cheaper than redesigning around a denial later.
- 2
Measure the openings, not the catalogue
Every opening gets measured for net clear dimension, square, and existing frame depth, and every radius unit gets templated in the wall. Thirty years of movement on North Texas clay means the opening you have is rarely the opening the plan drew.
- 3
Build the submittal package
Elevation photograph, product data sheet, NFRC label, finish sample and the paragraph of the declaration in question, assembled as one document. Committees approve what they can read in five minutes, and a neighbour's approved package usually shortens the next one.
- 4
Install to the flashing detail, then close the permit
Sloped sill pan with end dams, head flashing lapped under the weather barrier, low-expansion foam hand-packed at the perimeter, and the City of Plano inspection scheduled and passed before we consider the job finished.

Storefront, entrance and business-park glazing across Plano
Plano's commercial stock has the same generational problem as its housing. The office corridor along the tollway, the older centres on the highway frontage and the low-rise business parks were largely built inside the same band of years, in centre-set aluminum storefront framing that has now spent three decades in Texas sun without a gasket change.
Those lots also carry their own recorded covenants and design review, so a replacement lite on a multi-tenant elevation is a matching problem before it is a glazing problem. We work around occupancy, close openings the same day, and sequence elevations one bay at a time so the tenant stays open.
- ✓Centre-set aluminum storefront framing in the standard 1-3/4 by 4-1/2 inch profile, repaired or rebuilt
- ✓Subsill flashing with end dams and cleared weep paths under the base member
- ✓Dry-glazed gasket systems and wet-glazed structural silicone joints, kept to one method per elevation
- ✓Tempered and laminated safety glazing with permanent CPSC 16 CFR 1201 labelling
- ✓Aluminum entrance doors, closers and exit hardware specified to the occupancy and the egress path
- ✓Insulated spandrel and vision-glass matching across multi-tenant elevations under park covenants
- ✓Same-day temporary closures and board-up, with permanent glass ordered to the tenant's schedule
- ✓Tenant finish-out glazing, interior partitions and reglazing of failed commercial sealed units

Frequently Asked Questions
Do I need HOA approval to replace windows in Plano?
On most Plano streets, yes, if the appearance changes. The declaration recorded on your lot is the authority, not the neighbourhood's reputation. Where frame colour, grid pattern and operating type all match what is there now, many committees treat it as a like-for-like replacement and approve it quickly. Where you are changing colour, changing the sash pattern or enlarging an opening, expect a full submittal. We prepare that package as part of the job.
What can the HOA do if it turns my window submittal down?
A denial is not the end of the process. Under the Texas Residential Property Owners Protection Act, an owner may appeal an architectural review denial to the association's board, which must hold a hearing within thirty days of receiving the request and give at least ten days' notice of it. That route exists for exactly the arguments this trade produces, and we supply the documentation that makes the hearing short.
Why are so many windows on my street fogging at the same time?
Because they were installed at the same time. A production builder ordered the whole subdivision's glass from one supplier inside a season or two, and the desiccant in an insulating glass unit has a finite capacity. Once it saturates, the unit fogs. South and west elevations go first because they took the most thermal cycling. It is a glass problem far more often than a window problem.
Does the City of Plano require a permit to replace a window?
Replacement work in an existing opening generally requires a residential permit, and enlarging an opening certainly does because it involves structure. Contractors register with the City of Plano Building Inspections Department and pull the permit under that registration. We handle it. If a contractor tells you no permit is needed for a masonry opening change, that is a reason to call somebody else.
What performance numbers should a replacement window hit here?
Collin County sits in climate zone 3, and the 2015 IECC that Texas adopted sets a maximum 0.35 U-factor and a maximum 0.25 solar heat gain coefficient on replacement fenestration. In a cooling climate the solar heat gain number is the one you will feel. Read it off the NFRC label on the actual unit rather than the brochure for the product line.
Are impact or hurricane windows worth buying in Plano?
Not for the reasons they are sold on the coast. The Texas Department of Insurance windstorm programme and its WPI-8 certificate apply to the designated catastrophe area, which is the fourteen first-tier seacoast counties plus part of Harris County. Collin County is not included, and no insurer here discounts for it. Laminated glass is still worth buying in Plano for sound, security and ultraviolet control.
